WE FEEL THAT BECAUSE THE EXISTING ACCESSORY STRUCTURE IS ALREADY FAIRLY SIGNIFICANTLY LARGER THAN THE PRIMARY STRUCTURE THAT THIS DOES NOT FIT THE CIRCUMSTANCE OF A UNIQUE CIRCUMSTANCE OR A HARDSHIP ON THE LOT SO WE ARE RECOMMENDING DENIAL OF THIS. AS YOU CAN SEE HERE, YOU CAN SEE THE HOME IN THE PICTURE ON THE LEFT AND THAT'S WHERE THE NEWEST ADDITION IS LIKELY TO BE SEEN FROM THE ROAD.

THE LOT ITSELF HAS CHANGED OVER SOME TIME TO INCLUDE SOME PROPERTY THAT THEY DEEDED TO THE CITY ON THE NORTH SIDE ALONG THE DRAKE FRONTAGE AND IT'S CREATED A LITTLE BIT OF AN INTERESTING LOT LAYOUT FOR ANY FUTURE DEVELOPMENT BASED ON DIMENSIONS.

I GAVE YOU SOME COMPARISONS IN THE STAFF REPORT REGARDING THE BUILDING FOOTPRINT AS THEY RELATE TO SIMILAR PRODUCTS IN THE NEIGHBORHOOD. HERE'S A PICTURE OF THE CURRENT PROPERTY. THIS IS LOOKING WEST AT THE INTERSECTION. THIS IS THE OPPOSITE SIDE OF THE LOT LOOKS EAST. THE RED LINE IS THE PROXIMATE BOUNDARY LINE ON THIS LOT. THE BLUE DASHED LINE REPRESENTS THE 10-FOOT REQUIRED SET BACK AND THE YELLOW DASHED LINE IS THE REQUESTED VARIANCE, SPLITTING THE DIFFERENCE BETWEEN THE TWO. BASED ON THE SITE PLAN, THE MAIN STRUCTURE ITSELF WILL BE 10-FEET BACK.

WE DIDN'T WANT TO DO THAT BUT WE HAD TO SHRINK THE DRIVEWAY DOWN TO A SIZE TO GET SOMETHING TO FIT ON THERE.
